AGENDA ITEM: Consideration of approval of resolution approving a final plat for Remington
Pointe Plat 4
FORMAT: Resolution
SYNOPSIS INCLUDING PRO & CON: The applicant is requesting approval of a final plat for
Remington Pointe Plat 4, located south of University Avenue and west of 17th
Street, containing 5.41-acres. The property is zoned R-2 (One & Two Family
Residential District) / PD-1 (Planned Development Overlay).
The final plat includes 24 lots for single-family residential development. The
lots range in size from 7,425 square feet to 8,100 square feet. Lot widths range
from 55-feet to 60-feet. All proposed lots meet or exceed the minimum
requirements of the R-2/PD-1 zoning district.
Stormwater detention will be provided in an offsite detention area which will
be owned and maintained by a homeowner’s association.
The public improvements associated with this plat include an extension of
Werthman Drive. Public utilities will service all proposed lots.
Parkland dedication requirements will be met with a fee in lieu of land
dedication.
All proposed easements have been indicated on the final plat.
FISCAL IMPACT INCLUDING COST/BENEFIT ANALYSIS:
COMMISSION/BOARD/COMMITTEE COMMENT: The Planning and Zoning Commission
reviewed the final plat at their meeting on August 12, 2025, and
recommended approval:
Approval of a Final Plat for Remington Pointe Plat 4
Melissa DeBoer, Planning Coordinator, introduced the request for approval of a final plat for a
subdivision that includes single-family residential development, requested by Remington Pointe, LLC,
requested by Erin Ollendike of Civil Design Advantage.
The property is generally located south of University Avenue and west of 17th Street, containing
approximately 5.41-acres. The subject property was rezoned from R-2 to R-2/PD-1 in March 2025
and a revised preliminary plat for Remington Pointe was approved in April 2025.
The final plat identifies a total of 24 lots for single-family residential development. The lots range in
size from 7,425 square feet to 8,100 square feet. Lot widths range from 55-feet to 60-feet. All
proposed lots meet or exceed the minimum requirements of the R-2/PD-1 zoning district.

An extension of Werthman Drive is under construction. Werthman Drive is a public street that will be
dedicated to the City of Waukee for ownership and maintenance. Ten-foot-wide trails will be
provided along the south side of Werthman Drive with individual lot development. Five-foot wide
sidewalks will be provided along the north side of Werthman Drive with individual lot development.
Public utilities will service the proposed development. Sanitary sewer and water will be provided from
area mains. Stormwater detention will be provided in an offsite detention area which will be owned
and maintained by a homeowner’s association. All proposed easements have been indicated on the
final plat.

classified as Single Family Residential in the Imagine Waukee 2040: Comprehensive Plan. Single
Family Residential is defined as traditional forms of single-family housing with lot sizes ranging from
8,000 square feet to 0.50-acres in area with an average density of 2 to 4 units per acre. The proposed
density of the final plat would be approximately 4.43 units per acre.
All proposed lots meet the minimum requirements of the Zoning Ordinance, the final plat is in general
conformance with the Subdivision Ordinance, and the proposed land use of the property is consistent
with the Comprehensive Plan. Staff recommends approval of the final plat for Remington Pointe Plat 4
subject to remaining staff comments, review of the legal documents, and completion of public
improvements.
Discussion as follows:
• General discussion of parks planned for the area and locations of several parks that currently
exist in Waukee
• General discussion of sidewalks, pedestrian access
• General discussion of stormwater management and pond locations in the area
• Sarah Files, 215 Bailey Circle, voiced concerns about the land management practices of
developers
Motion by Commissioner Broderick for Approval of a Final Plat for Remington Pointe Plat 4,
seconded by Commissioner Bankole. Ayes: Broderick, Bankole, Beenken, Lohse, and Bannister.
Recusal: Tuel. Nays: None. Motion carried.
STAFF REVIEW AND COMMENT: Staff recommends approval of the final plat for Remington
Pointe Plat 4.
RECOMMENDATION: Approve the resolution.

APPROVING THE FINAL PLAT FOR REMINGTON POINTE PLAT 4
IN THE NAME AND BY THE AUTHORITY OF THE CITY OF WAUKEE, IOWA
WHEREAS, the City of Waukee, Dallas County, State of Iowa, is a duly organized Municipal
Organization; AND,
WHEREAS, REMINGTON POINTE, LLC, has requested final plat approval of Remington Pointe
Plat 4 (the “Plat”); AND,
WHEREAS, the City of Waukee Planning and Zoning Commission recommended approval of the Plat
on August 12, 2025, subject to remaining staff comments and review of the legal documents; AND,
WHEREAS, the Final Plat for Remington Pointe Plat 4 and the documents relating thereto will
comply with section §176 – Subdivision Regulations of the Waukee Municipal Code.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Waukee, Iowa on this
3rd day of November, 2025, that the Final Plat for Remington Pointe Plat 4 be and the same is hereby
accepted and approved by the City Council of the City of Waukee.
BE IT FURTHER RESOLVED that the City of Waukee does hereby accept the following easements
and documents to be filed with the Plat:
1. Warranty Deed (Street Lot A);
2. Public Storm Sewer Easement;
3. Public Sanitary Sewer Easement;
4. Public Utility Easement;
5. Public Utility Easement;
6. Overland Flowage Easement;
7. Off-Site Temporary Water Main Easement;
8. Off-Site Temporary Storm Sewer Easement;
9. Off-Site Temporary Sanitary Sewer Easement;
10. Off-Site Temporary Turnaround Easement; and

HISTORY
The subject property was rezoned from R-2 to R-2/PD-1 in March 2025 and a revised preliminary plat for Remington
Pointe was approved in April 2025.
