AGENDA ITEM: Consideration of approval of resolution approving a Release and
Satisfaction of Agreement to Complete Public Improvements – Autumn
Ridge Plat 1
FORMAT: Public Hearing
SYNOPSIS INCLUDING PRO & CON: Centennial Development, L.C. has requested the City
approve a satisfaction of this agreement as it pertains to a real estate
transaction that they are working on. The improvements in question
related to public improvements associated with Autumn Ridge Plat 1
which were previously accepted by the City Council on January 16,
2017.
FISCAL IMPACT INCLUDING COST/BENEFIT ANALYSIS:
COMMISSION/BOARD/COMMITTEE COMMENT:
STAFF REVIEW AND COMMENT: The provisions to the agreement have been satisfied as it
relates to the subject property included within the release.
RECOMMENDATION: Staff would recommend approval of the release.

RESOLUTION 2026-
APPROVING A RELEASE AND SATISFACTION OF AGREEMENT TO COMPLETE
PUBLIC IMPROVEMENTS – AUTUMN RIDGE PLAT 1
IN THE NAME AND BY THE AUTHORITY OF THE CITY OF WAUKEE, IOWA
WHEREAS, the City of Waukee, Dallas County, State of Iowa, is a duly organized Municipal
Organization; AND,
WHEREAS, Centennial Development, LC, (collectively “Property Owners”) entered into an
Agreement to Complete Public Improvements (“Agreement”) with the City of Waukee, dated
January 27, 2015, and recorded on June 12, 2015, in Book 2015 Page 9108, Dallas County, Iowa
regarding development of NW Douglas Parkway.
NOW THEREFORE BE IT RESOLVED by the City Council of the City of Waukee, Iowa
that the terms of the Agreement have been satisfied and the City releases the Property Owners
and their successors and assigns, from all obligations under said Agreement to Complete Public
Improvements as it pertains to the following legally described area:
AUTUMN RIDGE PLAT 1 AN OFFICIAL PLAT, WAUKEE, DALLAS COUNTY, IOWA.
Passed by the City Council of the City of Waukee, Iowa, and approved this the 5th day of January
2026.

RELEASE AND SATISFACTION OF AGREEMENT TO COMPLETE PUBLIC
IMPROVEMENTS – AUTUMN RIDGE PLAT 1
RE: AGREEMENT TO COMPLETE PUBLIC IMPROVEMENTS (CENTENNIAL
DEVELOPMENT, LC) BOOK 2015, PAGE 9108
The City of Waukee, Iowa entered into an Agreement to Complete Public Improvements
with Centennial Development, LC, (collectively, “Property Owner”), which was recorded on June
12, 2015 in Book 2015 at Page 9108 with the Dallas County Recorder’s Office, which contains
certain provisions obligating the Property Owner to make certain improvements on the property
legally described within said Development Agreement.
The City of Waukee hereby releases the following property legally described as:
AUTUMN RIDGE PLAT 1 AN OFFICIAL PLAT, WAUKEE, DALLAS COUNTY, IOWA.
