(water and sanitary sewer mains only) [Brookridge Townhomes Plat 1]

SYNOPSIS INCLUDING PRO & CON: The Brookridge Townhomes Plat 1 Owner’s Association
contacted City staff requesting the City take over ownership and maintenance of their private 8”
sanitary sewer main and 8” water main. Staff completed review of the construction drawings and
specifications. Staff concluded the mains were constructed to City specifications at the time of
construction. Staff also completed field inspections of both mains, which included operating all water
main apparatuses and jetting and televising of the sanitary sewer main. Field inspections identified a
few minor repairs to the sanitary sewer main manholes but overall, both mains were operational
without issues. The repairs to the manholes were completed by City staff and this cost ($1,148.44)
will be invoiced to the Owner’s Association for reimbursement.

STAFF REVIEW AND COMMENT: Staff recommends accepting ownership and permanent
maintenance responsibility of the 8” sanitary sewer and 8” water main.
RECOMMENDATION: Approve the resolution.

RESOLUTION 2026-
ACCEPTING PUBLIC IMPROVEMENTS (WATER AND SANITARY SEWER
MAINS ONLY) [BROOKRIDGE TOWNHOMES PLAT 1]
IN THE NAME AND BY THE AUTHORITY OF THE CITY OF WAUKEE, IOWA
WHEREAS, the City of Waukee, Iowa is a duly organized municipality within Dallas
County; AND,
WHEREAS, Brookridge Townhomes Owners Association has completed the public
improvements (water and sanitary sewer mains only) associated with the Brookridge
Townhomes Plat 1 improvements plan; AND,
WHEREAS, City Staff have reviewed the improvements constructed as part of the
Brookridge Townhomes Plat 1 subdivision and confirm that said improvements
constructed as a part of this project are in general conformance with the Standard
Specifications of the City of Waukee.
NOW THEREFORE BE IT RESOLVED by the City of Waukee City Council in
session this 19th day of January, 2026, that it hereby accepts the public improvements
(water and sanitary sewer mains only) associated with Brookridge Townhomes Plat 1.
