HomeMy WebLinkAbout2026-01-19 I05 Kettlestone Lakes Plat 1_Final Plat AGENDA ITEM: CITY OF WAUKEE, IOWA CITY COUNCIL MEETING COMMUNICATION MEETING DATE: January 19, 2026 AGENDA ITEM: Consideration of approval of resolution approving a final plat for Kettlestone Lakes Plat 1 FORMAT: Resolution SYNOPSIS INCLUDING PRO & CON: The applicant is requesting approval of a final plat for Kettlestone Lakes Plat 1, located south of Ashworth Road and west of Grand Prairie Parkway, containing 14.40-acres. The property is zoned K-RR, Kettlestone Retail Regional District. The final plat includes 7 outlots for future commercial development. The outlots range in size from 1.15-acres to 1.85-acres in area. Extensions to SE Kettlestone Blvd and SE Parkview Crossing Drive are included with this plat. The intersection of the two streets will be a roundabout. Ten-foot-wide trails will be constructed on one side of each of the public streets. Public utilities will service the proposed development. Stormwater detention is provided within a regional detention basin for the overall development. FISCAL IMPACT INCLUDING COST/BENEFIT ANALYSIS: COMMISSION/BOARD/COMMITTEE COMMENT: The Planning and Zoning Commission reviewed the final plat at their meeting on November 12, 2025, and recommended approval: Approval of a Final Plat for Kettlestone Lakes Plat 1 Melissa DeBoer, Planning Coordinator, introduced the request for approval of a final plat for a commercial development, as requested by Kettlestone Lakes, LLC and Landmark Companies, Inc., represented by Erin Ollendike of Civil Design Advantage. The property is generally located south of Ashworth Road and west of Grand Prairie Parkway, containing approximately 14.40 acres, and is within the master planned Kettlestone District. The final plat identifies a total of seven outlots for commercial development. The outlots range in size from 1.15-acres to 1.94-acres in area. All outlots meet or exceed the minimum requirements of the K- RR zoning district. Stormwater detention will be provided within a pond located to the southwest of the proposed plat. Street trees will be provided along the public streets. As part of the improvements associated with this plat, extensions will be made to SE Kettlestone Boulevard and SE Parkview Crossing Drive. The intersection of SE Parkview Crossing Drive and SE Kettlestone Boulevard will be a roundabout. Ten-foot-wide trails will be constructed on one side of each of the public streets. All proposed lots meet the minimum requirements of the Zoning Ordinance, and the final plat is in general conformance with the Subdivision Ordinance. Staff recommends approval of the final plat for Kettlestone Lakes Plat 1 subject to remaining staff comments, review of the legal documents and completion of public improvements.
