RESOLUTION 2026-037
APPROVING THE FINAL PLAT FOR KETTLESTONE LAKES PLAT 1
IN THE NAME AND BY THE AUTHORITY OF THE CITY OF WAUKEE, IOWA
WHEREAS, the City of Waukee, Dallas County, State of Iowa, is a duly organized Municipal
Organization; AND,
WHEREAS, KETTLESTONE LAKES, LLC, has requested final plat approval of Kettlestone Lakes
Plat 1 (the "Plat"); AND,
WHEREAS, the City of Waukee Planning and Zoning Commission recommended approval of the Plat
on November 12, 2025, subject to remaining staff comments and review of the legal documents; AND,
WHEREAS, the Final Plat for Kettlestone Lakes Plat 1 and the documents relating thereto will
comply with section § 176 — Subdivision Regulations of the Waukee Municipal Code.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Waukee, Iowa on this
19th day of January, 2026, that the Final Plat for Kettlestone Lakes Plat 1 be and the same is hereby
accepted and approved by the City Council of the City of Waukee.
BE IT FURTHER RESOLVED that the City of Waukee does hereby accept the following easements
and documents to be filed with the Plat:
1. Warranty Deed (Street Lot A);
2. Electric Easement;
3. Off -site Electric Easement(s);
4. Conservation Easement(s);
5. Public Utility Easement(s);
6. Public Utility Easement(s);
7. Public Sanitary Sewer Easement;
8. Off -site Public Sanitary Sewer Easement;
9. Public Storm Sewer Easement(s);
10. Off -site Public Storm Sewer Easement(s);
11. Off -site Water Main Easement(s);
12. Turnaround Easement(s);
13. Off -site Detention Access Easement(s);
14. Off -site Public Storm Sewer Easement(s); and
15. Private Sign Easement(s)
