AGENDA ITEM: Consideration of approval of a Motion to set a Public Hearing Date of
April 20, 2026, as the date of public hearing on an ordinance to amend
Chapter 169, Zoning Ordinance, City of Waukee, Iowa, by rezoning
certain property from A-1 [Agricultural District] to R-1 [Single Family
Residential District], R-2 [One and Two Family Residential District], R-
3 [Multi-Family Residential District] and R-4 [Row Dwelling and
Townhome Dwelling District] (Sugar Creek Landing)
FORMAT: Motion
SYNOPSIS INCLUDING PRO & CON: Staff has received a request for rezoning of
approximately 80-acres of property. The property is generally located
south of 310th Street and west of T Avenue.
FISCAL IMPACT INCLUDING COST/BENEFIT ANALYSIS:
COMMISSION/BOARD/COMMITTEE COMMENT:
STAFF REVIEW AND COMMENT: Staff would recommend approval of the City Council
setting the public hearing date for April 20, 2026, to discuss this matter
further. Council action to set the public hearing date does not indicate
support for the project. Rather, it represents the Council’s willingness to
allow the public hearing process to continue.
RECOMMENDATION: Approve the motion.
