HomeMy WebLinkAbout2026-03-16 Resolution 2026-112_Development Agreement, Timberline Estates LLC, Hubbell Realty CompanyTHE CITY OF WAUKEE, IOWA RESOLUTION 2026-112 RESOLUTION APPROVING DEVELOPMENT AGREEMENT WITH TIMBERLINE ESTATES, LLC AND HUBBELL REALTY COMPANY [S WARRIOR LANE/SE WESTOWN PARKWAY PUBLIC IMPROVEMENTS] WHEREAS, Timberline Estates, LLC has purchased on contract, property owned by New Pioneer Gun Club and currently used as a shooting range; and, WHEREAS, Hubbell Realty Company owns property which adjoins the Timberline Estates, LLC property; and, WHEREAS, the clean-up costs associated with the Timberline property together with the costs associated with the extension of S. Warrior Lane through the Hubbell Property and Timberline Property make the acquisition and development of the Timberline Property difficult; and, WHEREAS, traffic, public safety and community planning considerations make the development of the Timberline and Hubbell property and the completion of S. Warrior Lane south of SE Westown Parkway desirable to the City and the public interest. NOW THEREFORE, BE IT RESOLVED, by the City Council of the City of Waukee in the State of Iowa, that the City agrees to participate in a portion of the improvements associated with S. Warrior Lane as well as improvements to SE Westown Parkway adjacent to and through the Timberline Estates and Hubbell Property as reflected within the attached Development Agreement as an incentive to develop the property for single family residential homes.
