Vanderpool Construction for the University Avenue Area Improvements
– Phase 2 Project, increasing the contract in the amount of $2,130.00.
FORMAT:Consent
SYNOPSIS INCLUDING PRO & CON: Change Order No.1 includes price increases for a 12”
water main connection adjustment and yard hydrant removal on the vineyard property, as well as
a deduct for the material substitution of a PVC water meter pit instead of precast concrete.
FISCAL IMPACT INCLUDING COST/BENEFIT ANALYSIS: The net result of this
Change Order increases the contract price in the amount of $2,130.00.

University Avenue Area Improvements - Phase 2
Dear Mr. Koester:
Please find attached Change Order #1 for the University Avenue Area Improvements - Phase 2 project.
The change order includes the following items:
• Watermain Connection Adjustments
• Yard Hydrant Removal
• Water Meter Pit Change
This change order will modify the contract to address field conditions encountered during construction
and approved material substitutions. Adjustments include revised quantities and add compensation
associated with a modified 12-inch water main connection utilizing an existing buried tee identified
through exploratory excavation, removal of an existing yard hydrant found within the construction limits
that conflicted with planned work, and a credit reflecting approval of a PVC meter pit in lieu of the
precast concrete meter pit originally assumed at bid. These changes align the contract with actual site
conditions and approved design and material revisions.
We have reviewed the change order items and unit prices, and both are in line with anticipated
amounts. If City staff concurs with this change, we recommend the City of Waukee approve this change
order in the amount of $2,130.00 to the construction contract for the University Avenue Area
Improvements - Phase 2 with Vanderpool Construction of Indianola, IA.

THE CONTRACT IS CHANGED AS FOLLOWS:
Items 43 is modified and Item CO‑1.1 is added to adjust quantities associated with a revised 12‑inch water main connection. Exploratory excavation identified an existing buried tee
fitting, which was utilized in lieu of the proposed new tee. The revised connection required additional excavation and abandonment of the originally proposed tee location.
Compensation covers additional labor and time associated with the exploratory excavation.
Item CO‑1.2 is added to compensate for the removal of an existing yard hydrant discovered within the old grape vine structures during clearing operations. The yard hydrant was
located within the construction limits and was determined to be in conflict with planned construction activities. Removal was required to allow work to proceed. This item
compensates for the labor and materials necessary to remove the yard hydrant and associated tee connection, and to splice the existing service line back together following
removal of the tee.
Item CO‑1.3 is added as a credit to reflect approval of a PVC meter pit in lieu of the precast concrete meter pit assumed by the Contractor at the time of bid. This credit adjusts the
contract to account for the material substitution allowed for the meter pit installation.
