AN ORDINANCE TO AMEND CHAPTER 301,WAUKEE MUNICIPAL CODE,
ZONING ORDINANCE OF THE CITY OF WAUKEE,IOWA,BY RE-ZONING AND
CHANGING CERTAIN PROPERTY THEREIN FROM M-IA (LIMITED INDUSTRIAL
DISTRICT)TO C-l (COMMUNITY AND HIGHWAY SERVICE COMMERCIAL
DISTRICT)AND AMEND THE OFFICIAL ZONING MAP TO SHOW RE-ZONING.
BE IT ORDAINED by the Council ofthe City of Waukee:
Section 1.Chapter 301,Waukee Municipal Code,Zoning Ordinance of
the City of Waukee,Iowa is hereby amended by changing the following described
real estate from M-IA (Limited Industrial District)to C-l (Community and Highway
Service Commercial District);and that the Official Zoning Map be made to reflect
such amendment:
Lot One (1)in Block One (1)in Ferree's Addition to the Town of Waukee,Dallas
County,Iowa
Also known as the Hoskinson Property
AND
A parcel ofland in the Northwest Quarter of the Northwest Quarter (NW 1/4 NW
1/4)of Section 33.Township 79 North,Range 26 West of the 5th P.M ..Dallas
County,Iowa,more particularly described as:Commencing at the Northwest
comer of Section 33-79-26;thence along the North line of said section on an
assumed bearing ofN 90°00'00"East a distance of 624.15 feet;thence S
54°54'48"East 57.41 feet to the intersection of the northeasterly line of the
Chicago and Northwestern Transportation Company's property and the South
Right of Way line of U,S.Highway 6,being the Point of Beginning;thence along
said South Right of Way line,N 90°00'00"East 485.55 feet;thence S 00°00'00"

Section 2.Repealer,All ordinances or parts of ordinances in conflict with the
provisions of this ordinance are hereby repealed.
Section 3.Severability Clause.If any section,provision or part ofthis ordinance
shall be adjudged invalid or unconstitutional,such adjudication shall not affect the validity of the J
ordinance as a whole or any section,provision,or part thereof not adjudged invalid or
unconstitutional.
Section 4.Effective Date.This ordinance shall be in effect upon its final passage,
approval and publication as provided by law.
