RESOLUTION 02-39
APPROVING REQUIREMENTS TO BE MET BY THE DEVELOPERS OF WILLIAMS
POINTE PLATS
IN THE NAME AND BY THE AUTHORITY OF THE CITY OF WAUKEE,IOWA
WHEREAS,Regency Land Company has requested rezoning of the area now referred to as
Williams Pointe;AND,
WHEREAS,Upon review of the staff and the Planning and Zoning Commission the following
list of requirements has been recommended;AND,
1.The developer will put in an 80'ROW along Waco Place.
2.An I 1.127-acre park area will be available through parkland dedication and purchase.
3.The developer will install a 10'wide bike path along Waco Place.
4.There is a PUD concept for the single family including a 25'setback allowance for lots
fronting along Waco Place.
5.A boulevard street will be installed without a median except at the intersections of Olson
Drive and University Avenue.
6.Two street trees will be required along the single-family lots abutting Waco Place and at
this approximate rate where townhomes will border Waco.
7.No credit will be issued toward future parkland dedication fee requirements.
8.An additional road added between parcel A and parcel D".
9.This list should not be construed as exhaustive as other issues may arise that will be
addressed at that time.
10.Other issues addressed by the Waukee Comprehensive Development Plan will be
addressed when preliminary plats are submitted.
WHEREAS,These requirements are further supported by the Waukee City Council.
NOW THEREFORE BE IT RESOLVED by the City of Waukee City Council in session this
4th day of March 2002 that it hereby approves these requirements to be met by the developers of
Williams Pointe Plats.
