RESOLUTION 03-121
APPROVING RENEWAL OF LEASE AGREEMENT WITH UNO'S
IN THE NAME AND BY THE AUTHORITY OF THE CITY OF WAUKEE,IOWA
WHEREAS,the lease agreement with Lino's,Inc.began in August,1998 and ends July 21,
2003;AND,
WHEREAS,Lino's Inc.has been a good tenant;maintaining the property and paying in a timely
manner;AND,
WHEREAS,City Staff reviewed the rental agreement and proposed an increase to the base rent
of3%per year for the last two years ofthe agreement;AND,
WHEREAS,Mike Davies,owner ofLino's,Inc.,has agreed to the conditions of the three year
rental agreement and agrees to pay the City of Waukee as the Landlord monthly rent in the
amount of $1,460.83 plus CAM (as calculated in May of each year)per month,in advance
commencing on the 1st day of August,2003,and on the 31st day of each month thereafter,during
the first year of this lease.During the second year Tenant agrees to pay Landlord as rent
$1,504.65 plus CAM per month,in advance commencing on the IS'day of August,2004 and on
the first day of each month thereafter for the second year.During the third year Tenant agrees to
pay Landlord as rent $1,549.79 plus CAM per month,in advance commencing on the 1st day of
August,2005 and on the first day of each month thereafter for the third year.
NOW THEREFORE BE IT RESOLVED by the City of Waukee City Council in session this
2nd day of June,2003 that it hereby approves continuing the rental agreement with Lino's,Inc.
until July 1,2006.
