RESOLUTION 04-51
APPROVING THE PURCHASE OF PROPERTY FROM JON AND CAROL OLSON AS
A COMPONENT OF THE UNIVERSITY AVENUE WIDENING PROJECT
IN THE NAME AND BY THE AUTHORITY OF THE CITY OF WAUKEE,IOWA
WHEREAS,the City of Waukee has developed plans for widening of University Avenue
between l42nd Street and Waco Place,AND,
WHEREAS,the Project Engineer has concluded that the project cannot be built without
purchasing in its entirety,the property owned by Jon and Carol Olson located at 14705 University
Avenue,Waukee,Iowa,AND,
WHEREAS,an appraisal of said property has been conducted by Barabara L.Ketelsen,SRA,
CRP and Patrick Schulte,MAl,SRP A,AND,
WHEREAS,said appraisal has established the value of the property as $127,827 using the cost
approach and $120,000 using the sales comparison approach,with the Estimate of Just
Compensation established at $120,000,AND,
WHEREAS,City Administrator Mark Arentsen and Public Works Director John Gibson have
negotiated with the Olsons and settled on a price of$125,000,AND,
WHEREAS,the Olson's have purchased another residence and are requesting a closing date of
March 29 for the University Avenue property,
NOW THEREFORE BE IT RESOLVED by the City of Waukee City Council in session this
15th day of March,2004 that it hereby approves the purchase of the Jon and Carol Olson property
located at 14705 University Avenue,legally described as S 180,W 220,SE,SW,36-79-26,for
the price of$125,OOO and directs the City Administrator,with the assistance of the City Attorney,
to conclude this transaction at the earliest practicable date.
