RESOLUTION 05-93
APPROVING REVISED ELEVATIONS FOR WILLIAMS POINTE CONDOS
IN THE NAME AND BY THE AUTHORITY OF THE CITY OF WAUKEE,IOWA
WHEREAS,Mike Simonson of Simonson &Associates discussed the changes to the
Condominiums being built on Williams Pointe Plat #5,Lot 2 with Planning &Zoning
Commission on May 31,2005;AND,
WHEREAS,approval for these changes had never been granted by either the Planning &
Zoning Commission or the City Council;AND,
WHEREAS,Planning &Zoning in its review of these changes to the approved elevations
recommended approving the proposed revisions to the 2-Story Condominiums and the 3-Story
Condominiums with the contractor's options of (1)permitting the eve to cross over the chinmey
chase so the roof and eve will not have to be cut back as much and (2)permitting exclusion of
the arches over the side windows because all surfaces are flush on the side,AND,
WHEREAS,the Council,after reviewing P&Z's proposed changes and also reviewing the
elevations submitted by Simonson &Associates approved the Site Plan with the following
requirements:
(1)Dutch dormers or clipped dorms will be constructed for 16 and 36 units;
(2)Chimney elevations must go through the roof line or eaves over the chimneys for 16
and 36 units;
(3)Main dormer on the 16 units front elevation is to be revised;
(4)Arch accents over the windows on the 16 Unit must be constructed;
(5)Arches on the end units must be constructed;
(6)Brick must be added between the garage doors only where it had previously been
approved.
NOW THEREFORE BE IT RESOLVED by the City of Waukee City Council in session this
6th day of June 2005 that it hereby approves the revised elevations for Williams Pointe Condos
already built and to be built and located on Plat #5,Lot 2.
