RESOLUTION 06-21
APPROVING THE FINAL PLAT FOR
GLYNN VILLAGE PLAT 1
IN THE NAME AND BY THE AUTHORITY OF THE CITY OF WAUKEE,IOWA
WHEREAS,the City of Waukee,Dallas County,State ofIowa,is a duly organized Municipal
Orgauization;AND,
WHEREAS,the City of Waukee Planning and Zoning Commission approved the Final Plat for
Glynn Village Plat 1 on December 15,2005 with the provisions that 1)there will be a bond for
incomplete improvements;2)the City will allow Hubbell Development building permits for the
clubhouse,one town home and two single family lots,but no more permits or certificates of
occupancy until the public improvements for the plat are completed and accepted by the City;
AND,
WHEREAS,the developer has provided the required legal documents for the plat and they have
been reviewed by both the City Engineer and City Attorney;AND,
WHEREAS,the developer will need to provide the following item to the City prior to filing the
plat with the Dallas County Recorder:
1)The signed agreement approved by the City Attorney that the University Trnnlc Sewer Connection
Fee in the amonnt of $25,525.73 for the remaining 22.21 acres donated to the City will be paid prior
to the final plat approval of Glynn Village Plat 2 or when any portion of the remaining property is
sold is provided to the City.
2)Revised easements need to be provided to the City.
3)The city will allow Hubbell Development building permits for two single family lots per ordinance,
two townhome site plans with one building permit for each site plan;no other building permits or
certificates of occupancy will be issued nntil the public improvements for the plat are completed and
accepted by the City.
AND,
WHEREAS,no certificate of occupancies will be issued for any permit until the public
improvements have been completed and accepted by the City Council;AND,
WHEREAS,the Final Plat for Glynn Village Plat 1 is in general conformance with section §303
-Land Subdivision Ordinance of the Waukee Municipal Code.
NOW THEREFORE BE IT RESOL YED by the City Council of the City of Waukee,Iowa
that the Final Plat for Glynn Village Plat 1 be approved.
Passed by the City Council of the City of Waukee,Iowa,and approved the 6th day of February
2006.
