RESOLUTION 10-205
APPROVING THE FINAL PLAT FOR STONE PRAIRIE PLAT 1
IN THE NAME AND BY THE AUTHORITY OF THE CITY OF WAUKEE,IOWA
WHEREAS,the City of Waukee,Dallas County,State ofIowa,is a duly organized Municipal
Organization;AND,
WHEREAS,Ames Community Bank (the "Developer")has requested final approval of Stone
Prairie Plat 1 (the "Plat");AND
WHEREAS,the City ofWaulcee Planning and Zoning Commission recommended approval of
the Plat on June 22,2010;AND,
WHEREAS,the Final Plat for Stone Prairie Plat 1 and the documents relating thereto comply in
all respects with Section §303 -Land Subdivision Ordinance of the Waukee Municipal Code;
WHEREAS,public improvements associated with the Plat have not yet been constructed,
however,the Developer has entered into a Development Agreement with the City to complete
the public improvements;AND,
NOW,THEREFORE,BE IT RESOLVED by the City Council of the City of Waukee,Iowa
on this 12'h day of July,2010 that the Final Plat for Stone Prairie Plat 1 be and the same is hereby
accepted and approved by the City Council of the City ofWauleee subject to the following:
1.A performance bond in tbe amount of $200,000 shall be provided to secure
completion of West own Parkway improvements,
2.A cash bond in the amount of$30,508.27 shall be provided to secure the completion
of the Parle Land Improvement costs associated with Stone Prairie Plat 1.
3.A temporary ingress/egress easement shall be provided relative to providing
temporary access to Outlot V until such time as the adjacent public streets have been
constructed.
4.The Declaration of Residential Covenants,Conditions and Restrictions shall be
amended to state that the Covenants may not be amended or terminated without the
consent ofthe City of Waukee.
BE IT FURTHER RESOLVED that the City ofWauleee does hereby accept the following
additional easements to be filed with the Plat subject to final review and approval by the City
Attorney:

Easement for Public Trail;
Easement for Public Roadway;
Easement for Storm Sewer;
5.Easement for Sanitary Sewer;
6.Easement for Overland Flowage;
7.Easement for Private Landscape Buffer;
8.Easement for Temporary Tumaround,Storm Sewer,Sanitary Sewer and Grading;
9.Easement for Private Temporary Sediment Basin;
10.Easement for Temporary Ingress/Egress;
11.Declaration of Covenant for Monument Sign;
12.Grading and Storm Sewer Easement (off-site)
BE IT FURTHER RESOLVED that the City of Waukee does hereby accept the Warranty
Deed for Street Lot A,B,C,D,E and F.
BE IT FURTHER RESOLVED that the City of Waukee does hereby accept the Warranty
Deed for Outlot V for public park land dedication.
BE IT FURTHER RESOLVED that the City Clerk is hereby authorized and directed to file the
final plat of Stone Prairie Plat 1,as well as any oilier documents related thereto,with the Dallas
County Recorder.
