RESOLUTION 14-146
APPROVING ARCHITECTURAL AGREEMENT WITH DESIGN ALLIANCE,INC.,
RELATED TO WAUKEE PUBLIC WORKS PHASE II BUILD-OUT
IN THE NAME AND BY THE AUTHORITY OF THE CITY OF WAUKEE,IOWA
WHEREAS,the City of Waukee,Dallas County,State ofIowa,is a duly organized Municipal
Organization;AND,
WHEREAS,in order to accommodate additional staff and improve office work flow,City staff
recommends construction of the Waukee Public Works Phase II Build-Out;AND
WHEREAS,City staff further recommends approval of retaining the services of Design
Alliance,Inc.,of Waukee,IA,for architectural services and project administration services
related to the project,the agreement for said services being attached hereto as Exhibit A;
NOW THEREFORE BE IT RESOLVED by the City of Waukee City Council in session this
2nd day of June,2014,that it hereby approves the architectural agreement,including project
administration services,with Design Alliance,Inc.,related to Waukee Public Works Phase II
Build-Out.

Re:Facility Renovation -Public Works Administration Revision
Dear Tim,
We are excited and appreciate the opportunity to present this proposal to you for
architectural services concerning the above mentioned project.We have based the
proposal on our understanding of the project scope and services as set forth below.
I.PROJECT DESCRIPTION
This proposal is based on providing architectural services for a renovation of the existing
public works building lobby and second floor open space into human resource and parks
departments.The project is primarily addressing finishes with partition work and minor
renovation to support the addition of a second receptionist and to accomplish the insertion
of three offices into the vacant second floor portion.
The City had preliminarily budgeted approximately $38,000 for funding this project.Design
Alliance believes early assessment of the budget amount finds a workable budget.
II.SCOPE OF WORK
Following successful contract negotiations,Design Alliance will provide architectural
services for the following:
A.Schematic Design:Design Alliance will create the schematic design to incorporate
comments noted during the staff review.
B.Design Development:Following first review,we will utilize your comments and
council strategy to refine the schematic design,verify code compliance,and initiate
fire marshal review discussions.
C.Construction Documents:We will prepare documents in Revit.Typical drawings are
as follows:floor plans,reflected ceiling plans,interior elevations,wall details,finish
schedules,structural drawings (if partitions are removed at bearing locations),
mechanical drawings,electrical drawings,and a specification manual.
D.Bid/Negotiations:Design Alliance will work with the City to identify quality
contractors,answer bidding questions,and provide clarifications,review product
substitutions,and issue addenda as necessary.

E.Contract Administration:Design Alliance will assist the contractor providing
clarification to construction details during construction,review shop drawings,and
visit the site periodically to review construction progress and evaluate compliance
with contract documents.
F.Design Alliance will conduct an 11 month review to identify non-compliance items
needing contractor attention prior to one year warranty expiration.
III.FEES
We propose a lump sum fee to accomplish the work.Ourfee is based on the owner provided
budget for construction of approximately $38,000 dollars.
Architectural services shall be provided for a lump sum fee of $3,000.00.
Reimbursable Expenses:
Fees for reimbursable expenses will be limited to the costs of mileage,plan review submittal
fees,and the printing and distribution of the construction documents.These are to be as
follows:
Dry Image Copies
Black Line Prints
UPS charges
Mileage
$0.05 each
$0.10/sq/ft.
Design Alliance cost.
$.555/mile
IV.TIMING
All design services shall be completed and provided to you within your schedule after
receiving notice to proceed.Meetings shall be scheduled timely to accommodate the project
schedule.
Our staff is available to meet at your convenience.Any changes in the schedule for
architectural services will be worked out between Design Alliance and the City,
