RESOLUTION 14-305
APPROVING THK FINAL PLAT FOR BLUKSTKM PLAT 1
IN THE NAMEAND BY THEAUTHOMTYOF THE CITY OI WAUICEE,IOWA
WHKRKAS,the City of Waukee,Dallas County,State of Iowa,is a duly organized Municipal
Organization;AND,
WHEREAS,Diligent BSP Holdings,LLC has requested final approval of Bluestem Plat 1 (the
"Plat");AND
WHKRKAS,the City of Waukee Planning and Zoning Commission reconimended approval of
the Plat on June 24,2014 subject to completion of remaining staff comments;AND,
WHEREAS,the Final Plat for Bluestem Plat 1 and the documents relating thereto will comply
with Section $303 —Land Subdivision Ordinance of the Waukee Municipal Code.
NOW,THKRKFORK,BK IT RKSOLVKD by the City Council of the City of Waukee,Iowa
on tins 24"day of October,2014,that the Final Plat for Bluestem Plat 1 be and the same is
hereby accepted and approved by the City Council of the City of Waukee.
BK IT FURTHER RESOLVED that the City of Waukee does hereby accept the following
easements and documents to be filed with the Plat,subject to review and approval of the City
Attorney of the same:

Warranty Deed for Lot A (Street Lot);
Public Utility Easement;
Public Overland Flowage Easement;
Public Trail Easement;
Public Sanitary Sewer Easement;
Public Storm Sewer Easement;
Private Landscape Buffer Easement;
Temporary Overland Flowage Easement
BK IT FURTHER RESOLVED that Building Permits and Certificates of Occupancy may be
issued upon (i)compliance with the requirements of all Federal,State and Local laws and
regulations related to the same and (ii)execution and delivery to the City of Waukee of the
Building Permit/CO Disclosure and Agreement by the property owner at the time the Building
Permit is issued.
