(1282 NW Bennington Drive) FORMAT: Public Hearing SYNOPSIS INCLUDING PRO & CON: Last year, the City Council approved a rezoning for property located within the Stratford Crossing Development to allow for smaller lot single family homes in the northeast corner of the development. Summit Homes (also known as Clayton Properties Group, Inc.) is the developer of these proposed lots and will be introducing a new product to the development called Clover and Hive. Construction on the homes is expected to begin this Spring. In anticipation of the new development, Clayton Properties Group is requesting approval of a temporary use permit for the property at 1282 NW Bennington Drive to allow for the construction of a temporary sales trailer for the new Clover and Hive product. The zoning ordinance specifies that the City Council can approve a temporary use of a property for a period not to exceed six months. It is anticipated that one of the initial homes built within the subdivision will serve as a model home and sales center once it is completed. The temporary trailer is meant to function in that capacity until the model home is constructed. FISCAL IMPACT INCLUDING COST/BENEFIT ANALYSIS: COMMISSION/BOARD/COMMITTEE COMMENT: STAFF REVIEW AND COMMENT: City staff have reviewed the temporary use permit application and are comfortable with the request. The permit would be valid from 2/15/21 through 8/15/21 at which time the temporary trailer will need to be removed. RECOMMENDATION: Staff would recommend approval of the proposed resolution. (also known as Summit Homes) is in the process of developing a new line of homes to be known as Clover and Hive and to be located within Stratford Crossing Plats 6 and 7; AND, WHEREAS, Clayton Properties Group, Inc. is requesting approval of a temporary use permit for the property located at 1282 NW Bennington Drive to allow for the placement of a temporary sales trailer for the Clover and Hive line of homes until such time as a model home and sales center can be built.
