HomeMy WebLinkAbout2021-06-07-J01zNN Triumph Park_Change Order 3AGENDA ITEM: CITY OF WAUKEE, IOWA CITY COUNCIL MEETING COMMUNICATION MEETING DATE: June 7, 2021 AGENDA ITEM:Consideration of approval of Change Order No. 3 to Larson Construction, Co., Inc., for the Triumph Park Project increasing the contract in the amount of $36,117.97. FORMAT:Consent Agenda SYNOPSIS INCLUDING PRO & CON: Change Order No. 3 to Larson Construction, Co., Inc., is for: Item #1: The cost provided for this change was at the request of the design team and City Staff. After reviewing installation details of the infield materials we met with Iowa Sports Turf and reviewed the new drainage system that was added to the Northwest High School Fields. We are adding in a vertical drain tile along all backstops and dugout faces. With that we eliminated some 6” drainage tile in this area, but it will provide improved drainage throughout. This change in drainage approach addressed the common problem areas that are typically created around the backstop and dugouts of the fields. We believe that this is an investment that will pay itself back quickly in the time it saves in working on these areas during and after rain events. Total: $16,700.00 (12 fields) Item #2: This work was also an adjustment that was asked for by the design team and City Staff. In seeing the installation of the fence posts on Fields 11 and 12, we decided that the fence was too close to the edge of the parking stalls. To provide more protection to those cars, we have replaced the 6’ standard fence with 12’ fencing for about 100’ on each of the fields. As City staff and design team were considering this adjustment we identified two additional locations that we believe would provide additional safety measures for the complex. Field #8 we adjusted the 6’ fence to a 12’ fence for about 90’ to provide added protection to the miracle field seating areas. Field #5 was also adjusted by the same height and distance to further protect the parking lot drop off drive. After visiting a few more complexes staff noticed multiple locations where increasing the fence height add safety, but also allowed additional age groups to play on certain fields. The baseball pod will now be able to facilitate up to 14U baseball games. Total: $19,417.97 The construction contingency for this project is $590,000. The total of change order #1 - #3 is $207,856.19, roughly 1% of the total construction project. With construction so far along on the first and second pod of fields, concession stands and maintenance building the design team believes that we are well over 50% of the exposure to future change orders. City Staff and design team believe that the changes that have been made are a result of careful analysis to make sure the project is done correctly J1NN and avoid future maintenance costs. The quantities and pricing have been discussed, analyzed and agreed upon by the contractor and the design team after several meetings.
