AGENDA ITEM: Consideration of approval of a resolution awarding quote [410 6th Street
roof repair]
FORMAT: Resolution
SYNOPSIS INCLUDING PRO & CON: Staff was made aware of a roof leak within the VFW
Hall located at 410 6th Street, which is owned by the City. The issue has
been caused by a roof truss/joist that is sagging which is causing ponding
on the roof and causing the leak.
City staff received quotes for the repair work from two different
companies.
Two Quotes were received:
Edge Commercial $16,335.00
Hedrick Construction $20,376.00

STAFF REVIEW AND COMMENT: Staff is recommending approval of awarding quote to
Edge Commercial for the necessary repairs to the City owned property
located at 410 6th Street.
RECOMMENDATION: Approve the resolution

RESOLUTION 2021-
APPROVING CONTRACT WITH EDGE COMMERCIAL CONSTRUCTION
[WAUKEE VFW HALL ROOF REPAIR]
IN THE NAME AND BY THE AUTHORITY OF THE CITY OF WAUKEE, IOWA
WHEREAS, the City of Waukee, Iowa is a duly organized municipality within Dallas
County; AND,
WHEREAS, certain repairs are necessary to the roof at a property owned by the City of
Waukee and addressed as 410 6th Street, also known as the Waukee VFW Hall; AND,
WHEREAS, City staff recommend approval of a contract with Edge Companies of
Grimes, IA, in the amount of $16,335.00 to address the repairs.
NOW THEREFORE BE IT RESOLVED by the City of Waukee City Council in
session this 28th day of June, 2021, that it hereby approves the Contract with Edge
Companies [Waukee VFW Hall Roof Repair].

Dear Mr. Deets:
Earlier this year, staff was notified of an issue with the roof at the veterans hall associated with a roof leak. Staff
investigated the leak and consulted with a couple of contractors on how to address. While consulting with
contractors, a temporary measure was installed to address the leak.
Staff received recommendations from Edge Commercial and Hedrick Construction associated with proposed
repairs to correct the leak.
Current condition is that the roof has ponding water near the western edge. Cause of this is a roof truss/joist
sag.
Current roofing material is an EPDM roofing product. Most EPDM roofing has a life expectancy of at least 30
years and possibly 50 years.
Current EPDM roof was installed in 2007. Based upon this, a life expectancy remaining is approximately 16 plus
years.
One quote made no mention as to how to address the sagging joist, while the other quote addresses making a
correction to the joists prior to reinstallation of the roofing membrane.
Staff recommendation is to accept proposal from Edge Commercial Construction to make repairs to joists and
roofing to correct the issue long term.

This Estimate is based on what Hedrick Construction Inc. has discussed with you and observed so far. Any additional
work net set forth above will be charged on a $85.00 per hour, plus material costs basis. Any sheeting that is replaced will
be charged on a $110.00 per sheet basis. Any changes in the scope of work or material costs may be subject to a change
order and can result in a bid increase. By signing this Estimate, you are authorizing Hedrick Construction Inc. to perform
all work stated above. You are further agreeing to pay all collections costs and expenses, including attorney fees,
incurred by Hedrick Construction Inc. should Hedrick Construction Inc. be required to take any steps to collect any
