Farm Plat 1
FORMAT: Resolution
SYNOPSIS INCLUDING PRO & CON: Phillips-Hamilton, Inc., requests approval of a final plat
for 33.45-acres of property located south of Ashworth Road and west of U
Place. The property is a portion of the Hamilton Ridge subdivision that was
rezoned in 2020. The plat consists of one (1) outlot for future single-family
residential development. The purpose of the plat is to give the property owner
the ability to assemble portions of existing parcels into one outlot to facilitate
the sale of the property. Further platting will occur once the developer of the
Hamilton Ridge subdivision completes the improvements associated with the
various phases of Hamilton Ridge.
FISCAL IMPACT INCLUDING COST/BENEFIT ANALYSIS:
COMMISSION/BOARD/COMMITTEE COMMENT: The Planning and Zoning Commission
reviewed this request on June 22, 2021, and recommended approval subject to remaining
staff comments.
Approval of a Final Plat for Hertz Farm Plat 1
Mr. Kass introduced the request to approve a final plat for the purpose of a real estate transaction as
submitted by the applicant, Landmark Development Services, Inc. the property is generally located
south of Ashworth Road and east of U Place, containing approximately 33.45 acres. This location is
within the Hamilton Ridge neighborhood that is currently under development for single family
residential construction. The applicant wishes to plat one 33 acre outlot in order to purchase the
property from the current landowner with the intent to further plat the property into buildable lots for
residential construction. Any further platting, utility extensions, right-of-way dedication, and other
public improvements will be provided with future plats and reviewed by the commission at that time.
No streets, trail, or utilities are part of this plat.
At this time staff would recommend approval of the final plat subject to remaining staff comments.
John Dvorak of 645 Silverleaf Lane questioned the reasoning for the name change as it was
part of the Hamilton Ridge development. Mr. Kass advised that the applicant wished to not use
the Hamilton Ridge name to avoid confusion on the real estate transaction recorded
documents. Hertz Farm is the name of a management company associated with the Hamilton
Ridge development. Erin Ollendike of Civil Design Advantage, and representative for the
applicant, advised that the intent was to not throw off the Hamilton Ridge platting for the sake
of selling the land, however a parcel was needed for the transaction.

Commissioner Streit questioned if there were plans to change the use of the parcel. Mrs. Ollendike
advised that there would be no changes to the use of the land.
Commissioner Hoifeldt moved to approve the Final Plat for Hertz Farm Plat 1 subject to any
remaining staff comments. Commissioner Broderick seconded the motion. Ayes: Streit, Ward, Inman,
Broderick, and Hoifeldt. Nays: None. Motion Carries.
STAFF REVIEW AND COMMENT: Staff recommends approval of the final plat for Hertz Farm
Plat 1.
RECOMMENDATION: Approve the resolution

RESOLUTION 2021-
APPROVING THE FINAL PLAT FOR HERTZ FARM PLAT 1
IN THE NAME AND BY THE AUTHORITY OF THE CITY OF WAUKEE, IOWA
WHEREAS, the City of Waukee, Dallas County, State of Iowa, is a duly organized Municipal
Organization; AND,
WHEREAS, Phillips-Hamilton, Inc., has requested final plat approval of Hertz Farm Plat 1 (the
“Plat”); AND,
WHEREAS, the City of Waukee Planning and Zoning Commission recommended approval of the Plat
on June 22, 2021, subject to remaining staff comments and review of the legal documents; AND,
WHEREAS, the Final Plat for Hertz Farm Plat 1 and the documents relating thereto will comply with
Section §303 - Land Subdivision Ordinance of the Waukee Municipal Code.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Waukee, Iowa on this
6th day of July, 2021, that the Final Plat for Hertz Farm Plat 1 be and the same is hereby accepted and
approved by the City Council of the City of Waukee.

HISTORY
The subject property is located within the Hamilton Ridge neighborhood that is currently under development. Hamilton
Ridge is a small lot and standard lot single-family residential subdivision that was rezoned and preliminary platted in 2020.
The applicant wishes to plat one 33-acre outlot so that the applicant can purchase the property from the current
landowner.
PROJECT DESCRIPTION
LOTS
The final plat identifies one (1) 33-acre outlot to be platted for the real estate transaction. Upon completion of public
improvements as part of the various phases of Hamilton Ridge, the property will be further platted into buildable lots.
Any utility easement and right-of-way dedication will be provided with future plats.

STAFF RECOMMENDATION
The proposed lots meet the minimum requirements of the Zoning Ordinance. The final plat is in general conformance
