HomeMy WebLinkAbout2020-12-21-J09 Ashworth Acres Plat 2_Final Plat AGENDA ITEM: CITY OF WAUKEE, IOWA CITY COUNCIL MEETING COMMUNICATION MEETING DATE: December 21, 2020 AGENDA ITEM: Consideration of approval of a resolution approving a final plat for Ashworth Acres Plat 2 FORMAT: Resolution SYNOPSIS INCLUDING PRO & CON: The applicant is requesting approval of a final plat for a 13.10-acre residential development located north of Ashworth Road and west of R-22/Ute Avenue. The plat identifies 42 lots for single family residential development. Public improvements have been substantially completed for the development. All lots will be served by public utilities. FISCAL IMPACT INCLUDING COST/BENEFIT ANALYSIS: COMMISSION/BOARD/COMMITTEE COMMENT: The Planning and Zoning Commission reviewed the final plat request at their meeting on October 27, 2020 and recommended approval: Approval of a Final Plat for Ashworth Acres Plat 2 Senior Planner, Andy Kass, introduced the request for approval of a final plat for a residential subdivision as submitted by the applicant, Ashworth Land, LLC. The subject property is generally located north of Ashworth Road and west of R-22, containing approximately 13 acres. Mr. Kass advised that the final plat identifies a total of 42 lots for single family residential development that meet or exceed the minimum R-2 zoning regulations. Three public streets, including Serenity Drive, will be extended with the plat. Five-foot wide sidewalks will be constructed along both sides of the streets throughout the plat with individual lot development. All public utilities have been extended throughout the plat, and parkland dedication has been satisfied with previous plats. Storm water detention is accommodated in the regional pond located in Ashworth Acres Plat 1. At this time staff would recommend approval of the final plat subject to remaining staff comments, review of the legal documents, and completion of the public improvements. Commissioner Hoifeldt moved to approve the final plat for Ashworth Acres Plat 2. The motion was seconded by Commissioner Streit. Ayes: Ward, Koshy, Streit, and Hoifeldt. Nays: None. Motion Carries. NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Waukee, Iowa on this 21st day of December, 2020, that the Final Plat for Ashworth Acres Plat 2 be and the same is hereby accepted and approved by the City Council of the City of Waukee. Location and Size: Property is generally located north of Ashworth Road and west of R-22/Ute Avenue containing approximately 13.10 acres more or less. The lots range in size from 9,100 square feet to 21,682 square feet. All lots meet or exceed the minimum lot width of 65-feet. Table 1 below summarizes the minimum requirements for the lots within the plat. All lots meet the requirements of their respective zoning districts.
