AGENDA ITEM: Consideration of approval of a resolution approving a final plat for Ashworth
Acres Plat 2
FORMAT: Resolution
SYNOPSIS INCLUDING PRO & CON: The applicant is requesting approval of a final plat for a
13.10-acre residential development located north of Ashworth Road and west
of R-22/Ute Avenue. The plat identifies 42 lots for single family residential
development. Public improvements have been substantially completed for the
development. All lots will be served by public utilities.
FISCAL IMPACT INCLUDING COST/BENEFIT ANALYSIS:
COMMISSION/BOARD/COMMITTEE COMMENT: The Planning and Zoning Commission
reviewed the final plat request at their meeting on October 27, 2020 and
recommended approval:
Approval of a Final Plat for Ashworth Acres Plat 2
Senior Planner, Andy Kass, introduced the request for approval of a final plat for a residential
subdivision as submitted by the applicant, Ashworth Land, LLC. The subject property is generally
located north of Ashworth Road and west of R-22, containing approximately 13 acres.
Mr. Kass advised that the final plat identifies a total of 42 lots for single family residential
development that meet or exceed the minimum R-2 zoning regulations. Three public streets, including
Serenity Drive, will be extended with the plat. Five-foot wide sidewalks will be constructed along both
sides of the streets throughout the plat with individual lot development. All public utilities have been
extended throughout the plat, and parkland dedication has been satisfied with previous plats. Storm
water detention is accommodated in the regional pond located in Ashworth Acres Plat 1.
At this time staff would recommend approval of the final plat subject to remaining staff comments,
review of the legal documents, and completion of the public improvements.
Commissioner Hoifeldt moved to approve the final plat for Ashworth Acres Plat 2. The motion was
seconded by Commissioner Streit. Ayes: Ward, Koshy, Streit, and Hoifeldt. Nays: None. Motion
Carries.
STAFF REVIEW AND COMMENT: Staff recommends approval of the final plat.
RECOMMENDATION: Approve the resolution.

APPROVING THE FINAL PLAT FOR ASHWORTH ACRES PLAT 2
IN THE NAME AND BY THE AUTHORITY OF THE CITY OF WAUKEE, IOWA
WHEREAS, the City of Waukee, Dallas County, State of Iowa, is a duly organized Municipal
Organization; AND,
WHEREAS, ASHWORTH LAND, LLC, has requested final plat approval of Ashworth Acres Plat 2 (the
“Plat”); AND,
WHEREAS, the City of Waukee Planning and Zoning Commission recommended approval of the Plat on
October 27, 2020, subject to remaining staff comments and review of the legal documents; AND,
WHEREAS, the Final Plat for Ashworth Acres Plat 2 and the documents relating thereto will comply with
Section §303 - Land Subdivision Ordinance of the Waukee Municipal Code.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Waukee, Iowa on this 21st
day of December, 2020, that the Final Plat for Ashworth Acres Plat 2 be and the same is hereby accepted
and approved by the City Council of the City of Waukee.
BE IT FURTHER RESOLVED that the City of Waukee does hereby accept the following easements and
documents to be filed with the Plat:
1. Warranty Deed (Street Lot A & B);
2. Public Utility Easement;
3. Sanitary Sewer Easement;
4. Overland Flowage Easement;
5. Storm Sewer Easement;
6. Snow Storage Easement;
7. Electric Easement;
8. Offsite Water Main Easement;
9. Offsite Storm Sewer Easement;
10. Offsite Public Utility Easement; and
11. Offsite Sanitary Sewer Easement.

PROJECT DESCRIPTION
LOTS
The final plat indicates a total of 42 lots for single family residential development. The lots range in size from 9,100
square feet to 21,682 square feet. All lots meet or exceed the minimum lot width of 65-feet. Table 1 below summarizes
the minimum requirements for the lots within the plat. All lots meet the requirements of their respective zoning
districts.
