AGENDA ITEM: Consideration of approval of a resolution approving a site plan for Craig
Dental Clinic Addition (15 Warrior Lane)
FORMAT: Resolution
SYNOPSIS INCLUDING PRO & CON: Craig Dental Center, requests approval of a site plan to
allow for a 600 square feet addition to the existing dental clinic located at 15
Warrior Lane. In addition, to the added square footage the applicant will need
to relocate the existing air conditioning units to the east side of the building.
No additional parking is proposed because the existing parking area is
adequate for the existing and proposed addition.
The applicant has provided elevations for proposed building on the site which
meets the intent of the architectural guidelines within the Site Development
and Building Standards Ordinance. The proposed materials will match the
existing building.
FISCAL IMPACT INCLUDING COST/BENEFIT ANALYSIS:
COMMISSION/BOARD/COMMITTEE COMMENT: The Planning and Zoning
Commission reviewed this project at the January 23, 2018 Commission Meeting and
recommended approval subject to remaining staff comments:
Approval of a Site Plan for Craig Dental Center Addition (15 Warrior Lane)
City Planner Melissa DeBoer introduced the request made by the applicant Craig Dental Center for
approval of a site Plan for an addition to the existing property. The property is located east of warrior
lane and South of Hickman road containing approximately 0.80 acres.
The project includes the construction of a 20 foot by 30 foot addition on the north side of the existing
building and a relocation of the AC units. No new driveways or parking stalls are proposed with the
addition and no new utilities are required. All elevations will match the current building.
At this time staff recommends approval of the Site Plan for Craig Dental Addition subject to remaining
staff comments.
• Commissioner Broderick questioned the purpose of the addition. Mrs. DeBoer advised it was
due to outgrowing the current available space.
• Commissioner Schmidt questioned what the requirements were for minor additions to be
brought to the commission. Senior Planner Andy Kass advised that the requirement is 20% of
the current space. The Development director and staff discussed the project and chose to defer
to the Commission.

Commissioner Streit moved to approve a Site Plan for Craig Dental Addition subject to remaining staff
comments. Commissioner Schmidt seconded the motion. Ayes: Stonebrook, Fontenot, Streit,
Broderick, Hoifeldt, Tietz, and Schmidt. Nays: None. Motion Carries.
STAFF REVIEW AND COMMENT: All comments have been addressed. Staff recommends
approval.
RECOMMENDATION: Approve the resolution.

APPROVING THE SITE PLAN FOR CRAIG DENTAL CLINIC ADDITION (15
WARRIOR LANE)
IN THE NAME AND BY THE AUTHORITY OF THE CITY OF WAUKEE, IOWA
WHEREAS, the City of Waukee, Dallas County, State of Iowa, is a duly organized Municipal
Organization; AND,
WHEREAS, the City of Waukee Planning and Zoning Commission recommended approval of
the Site Plan for Craig Dental Clinic Addition, subject to remaining staff comments on January
23, 2018; AND,
WHEREAS, the Site Plan for Craig Dental Clinic Addition is in general conformance with §304
– Site and Building Development Standards Ordinance of the Waukee Municipal Code; AND,
WHEREAS, the Site Plan for Craig Dental Clinic Addition is in general conformance with
§301.27(A) – Landscaping and Open Space Ordinance of the Waukee Municipal Code; AND,
NOW THEREFORE BE IT RESOLVED by the City Council of the City of Waukee, Iowa on
this 5th day of February, 2018 that the Site Plan for Craig Dental Clinic Addition is approved.

BACKGROUND:
The subject property is located east of Warrior Lane and south of Hickman Road. The subject property
contains approximately 0.80 acres. The applicant, Craig Dental Center, is requesting approval for a site plan to
add a 600 square foot addition to the existing building.
PROJECT DESCRIPTION:
The project includes the construction of a 20’ x 30’ addition on the north side of the existing building. To
accommodate for the new addition, the AC units will be relocated to the east side of the building.
The materials to be used on the new addition will match the stone, EIFS, and fiberglass shingles used on the
existing building.

ACCESS AND PARKING:
No new driveways or parking stalls are proposed with this addition.
UTILITIES:
No new utilities are proposed as part of this site plan.
OPEN SPACE AND LANDSCAPING:
A minimum of 20% of the project area is required to be open space. The total amount of open space
proposed is 43%. Existing site landscaping will remain or be replaced if located within the proposed addition
area.
STAFF RECOMMENDATION:
At this time staff is comfortable with the site plan and would recommend approval of the site plan for Craig
Dental Center Addition subject to remaining staff comments.
