West Industrial Park Plat 2
FORMAT:Resolution
SYNOPSIS INCLUDING PRO & CON: 117 Land Company, LLC, is requesting approval of a
final plat for an approximately 35.85-acre subdivision located south of
Interstate 80 and west of R-22/Ute Avenue. The final plat includes a total
of five (5) lots for future business/industrial park development. The lots
range in size from 4.21-acres to 14.91-acres.
Public improvements associated with the plat included extensions of
public utilities and Interstate Parkway.
FISCAL IMPACT INCLUDING COST/BENEFIT ANALYSIS:
COMMISSION/BOARD/COMMITTEE COMMENT:The Planning and Zoning
Commission reviewed the request at their meeting on August 28,
2018 and recommended approval:
Approval of a Final Plat for I-80 West Industrial Park 2
City Planner, Melissa DeBoer, introduced the request for approval of a final play for a light
industrial subdivision as made by the applicant 117 Land Company, LLC. The property is located
south of I-80 and west of R-22/Ute Avenue, and contains approximately 35.83 acres. The final
plat identifies a total of 5 lots for light industrial development ranging in size from 4.21 acres to
14.91 acres. Interstate Parkway will be extended through the development and all utilities have
been extended throughout the plat. Storm water detention is located in the detention pond within
lots 4 and 5.
At this time Staff recommends approval of the final plat for I-80 West Industrial Park Plat 2
subject to remaining staff comments, review of the legal documents, and completion of public
improvements.
Commissioner Tietz questioned about the grading of the property and if it slopes to the
west. Representative for the Applicant, Erin Ollendike, advised it slopes to the south-
west.
Commissioner Broderick questioned how many acres to the west were left and how much
space would be between the industrial development and the current farmstead. Mrs.
DeBoer advised that there will be one more phase left including an out lot between the

industrial development and the residential home. Also the road turns to the south so there
will be a large buffer.
Commissioner Hoifeldt moved to approve a final plat for I-80 Industrial Park 2 subject to Staff
comments, review of the legal documents, and completion of public improvements. The motion
was seconded by Commissioner Sandie. Ayes: Ward, Sandie, Streit, Tietz, Broderick, and
Hoifeldt. Nays: None. Motion Carries.
STAFF REVIEW AND COMMENT: Staff’s position is that the proposed final plat meets the
intent and the requirements of the M-1 Zoning District and the
Comprehensive Plan.
RECOMMENDATION: Staff recommends approval of the Final Plat for I-80 West Industrial
Park Plat 2.

APPROVING THE FINAL PLAT FOR I-80 WEST INDUSTRIAL PARK PLAT 2
IN THE NAME AND BY THE AUTHORITY OF THE CITY OF WAUKEE, IOWA
WHEREAS, the City of Waukee, Dallas County, State of Iowa, is a duly organized Municipal
Organization; AND,
WHEREAS, 117 LAND COMPANY, LLC, has requested final approval of I-80 West Industrial Park
Plat 2 (the “Plat”); AND,
WHEREAS, the City of Waukee Planning and Zoning Commission recommended approval of the Plat
on August 28, 2018, subject to remaining staff comments and review of the legal documents; AND,
WHEREAS, the Final Plat for I-80 West Industrial Park Plat 2 and the documents relating thereto will
comply with Section §303 - Land Subdivision Ordinance of the Waukee Municipal Code.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Waukee, Iowa on this
1st day of October, 2018, that the Final Plat for I-80 West Industrial Park Plat 2 be and the same is
hereby accepted and approved by the City Council of the City of Waukee.
BE IT FURTHER RESOLVED that the City of Waukee does hereby accept the following easements
and documents to be filed with the Plat:
1.Warranty Deed;
2.Public Utility Easement;
3.Sanitary Sewer Easement;
4.I-80 West Industrial Park Plat 2 Storm Water Management Facility Maintenance
Covenant & Permanent Easement Agreement;
5.Overland Flowage Easement;
6.Storm Sewer Easement; and
7.Temporary Sediment Basin Easement

PROJECT DESCRIPTION
LOTS
The final plat identifies a total of 5 lots for light industrial development. The lots range in size from 4.21 acres to 14.91
acres.
STREETS AND TRAIL
As part of the public improvements, the developer has installed an extension of Interstate Parkway. Interstate Parkway
includes a 70 foot right-of-way and is a 31 foot wide street with 8-inch thick pavement. Street Lot B will be dedicated to
the City of Waukee for access to the lift station.
No trails are included as part of the development. Five-foot wide sidewalks will be constructed on both sides of the
street as the individual lots develop.
UTILITIES
Utilities have been extended throughout the plat. Storm water in this plat will be collected in a detention pond located
on lots 4 and 5.
PARKLAND
Parkland dedication is not required for industrial developments.
