AGENDA ITEM: Consideration of approval of a Motion to set a Public Hearing Date of
June 5, 2017, as the date of public hearing on an ordinance to amend
Chapter 301, Zoning Ordinance, City of Waukee, Iowa, by rezoning and
amending certain property from R-3/PD-1 to R-3/PD-1 (Landing at
Shadow Creek Plat 2, Outlot Z)
FORMAT: Motion
SYNOPSIS INCLUDING PRO & CON: Staff has received a request for a modification of
the Planned Development Overlay for an approximately 17 acre parcel of
property located west of Alice’s Road between NE Boston Parkway and
NE Dellwood Drive. Last year, the City Council approved a Planned
Development Overlay on a property that had previously been zoned R-3
multi-family residential.
The previously approved Planned Development Overlay was for the
development of a senior living residential complex. The original
proposed project did not move forward and the applicant is requesting
approval of a modification to the existing Planned Development Overlay
to accommodate a new development that would also be age restricted.

STAFF REVIEW AND COMMENT: Staff would recommend a public hearing date be set for
June 5, 2017 to further discuss the proposed changes.
RECOMMENDATION: Approve the motion.
