AGENDA ITEM: Consideration of approval of a resolution approving construction
drawings for The Landing at Shadow Creek Plat 4
FORMAT: Resolution
SYNOPSIS INCLUDING PRO & CON:
The public improvements associated with The Landing at Shadow Creek Plat 4 includes the
extension of NE Douglas Parkway, the construction of a new street NE Addison Drive and the
installation of utilities for a residential and commercial subdivision. A total of 31 single family
lots, 2 townhome lots, and 3 commercial lots are included within the plat. The subject property is
located on the west side of NE Alice’s Road at the intersection of NE Douglas Parkway and NE
Alice’s Road. The subject property is approximately 40 acres in area.
FISCAL IMPACT INCLUDING COST/BENEFIT ANALYSIS:
COMMISSION/BOARD/COMMITTEE COMMENT:
STAFF REVIEW AND COMMENT: At this time a majority of staff comments have been
addressed and Staff is confident that the remaining comment will be addressed prior to the
Council meeting. Staff recommends approval subject to remaining staff comments.
RECOMMENDATION: Staff recommends approval of the resolution subject to remaining
staff comments.

RESOLUTION 16-
APPROVING THE CONSTRUCTION DRAWINGS FOR
THE LANDING AT SHADOW CREEK PLAT 4
IN THE NAME AND BY THE AUTHORITY OF THE CITY OF WAUKEE, IOWA
WHEREAS, the City of Waukee, Dallas County, State of Iowa, is a duly organized
Municipal Organization; AND,
WHEREAS, construction plans have been submitted to the City for The Landing at
Shadow Creek Plat 4; AND,
WHEREAS, the construction drawings have been reviewed by the City Engineer and
City staff, and are found to be in general conformance with section §303 - Land
Subdivision Ordinance of the Waukee Municipal Code.
NOW THEREFORE BE IT RESOLVED by the City Council of the City of Waukee,
Iowa on this 23rd day of May, 2016 that the Construction Drawings for The Landing at
Shadow Creek Plat 4 be approved subject to remaining staff comments.
