RESOLUTION 2021-474
APPROVING THE FINAL PLAT FOR TIMBER CREEK PLAT 1
IN THE NAME AND BY THE A UTHORITY OF THE CITY OF WA UKEE, IOWA
WHEREAS, the City of Waukee, Dallas County, State of Iowa, is a duly organized Municipal
Organization; AND,
WHEREAS, 31495 Ashworth Road, LLC, has requested final plat approval of Timber Creek Plat 1
(the "Plat"); AND,
WHEREAS, the City of Waukee Planning and Zoning Commission recommended approval of the Plat
on October 12, 2021, subject to remaining staff comments and review of the legal documents; AND,
WHEREAS, the Final Plat for Timber Creek Plat 1 and the documents relating thereto will comply
with Section §303 - Land Subdivision Ordinance of the Waukee Municipal Code.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Waukee, Iowa on this
1" day of November, 2021, that the Final Plat for Timber Creek Plat 1 be and the same is hereby
accepted and approved by the City Council of the City of Waukee.
BE IT FURTHER RESOLVED that the City of Waukee does hereby accept the following easements
and documents to be filed with the Plat:
1. Warranty Deed (Street Lot A);
2. Public Utility Easement;
3. Public Ingress/Egress Easement;
4. Gas Main Easement;
5. Public Sanitary Easement;
6. Public Water Main Easement;
7. Overland Flowage Easement;
8. Public Landscape Buffer Easement;
9. Storm Water Management Facility Maintenance Covenant & Permanent Easement
Agreement;
10. Private Sanitary Sewer Easement;
11. Private Overland Flowage and Storm Sewer Easement; and
12. Private Storm Sewer Easement
