Community Development Director Kass presented on the rezoning application for an approximately 48-acre parcel. The applicant received approximately 54% consent from adjacent property owners. Mr. Kass presented a development concept plan for a 300,000-square-foot retail shopping center with outlots along the Alice's Road Corridor. A large pond will address stormwater management. The pond area will include recreational trail, an amphitheater and play areas. Mr. Kass noted a landscape buffer requirement between the subject parcel and adjacent residential areas. He discussed site ingress and egress, including possible access at the stoplight to the north of the property at Hickman Rd. The planned development overlay addresses off -site signage. The proposal fits with the Comprehensive Development Plan designation of the property for community commercial development.
