Land-Use Planning Workshop
APRIL 28,2003
Bill Ludwig,architect/urban planner for this proj ect brought the meeting to order.Mayor
Oberman opened the meeting at 7:00 PM.Councihnen Nick Gruber and Don Bailey and
Mayor Pro Tem Bill Peard were present at the meeting.Also present were members of
the Planning &Zoning Commission,Community Development Committee,city staff,
city staff from surrounding communities,area land developers,property owners in the
area of the proposed Alice's Road interchange and interested citizens.
Once again planning consultant Bill Ludwig channeled everyone's thoughts to potential
land uses in the study area by showing examples oftypes of developments and buildings
which could be constructed.There was excellent discussion from and among the
developers in the area and city staff representatives from Urbandale and Clive.There
was general consensus that it was easier to regulate a market than to correct development
gone awry.Also most individuals considered consistent high standards to be a priority
from the beginning of development.Other issues included landscaping early in the
development,integrating bike paths,green space and walkways,providing buffering and
transitional space,planning for mixed use and utilizing mixed land use as a catalyst to
development,incorporating a design or a theme throughout the corridor and securing
enough right-of-way to ensure adequate space for utilities.Roadway capacity -traffic,
traffic flow and access management needs to be part of the overall view.
Consultant Bill Ludwig brought the meeting to a close at 8:30.Mayor Oberman asked
for a motion to adjourn.Nick Gruber moved,Bill Peard second.Roll call:Ayes:All.
Nays:None.Motion carried 3 -O.Adjourned at 8:30 PM.
