SPECIAL MEETING
JUNE 23,2005
(I)Call to Order -The special meeting of the Waukee City Council was called to order
by Mayor Pro Tem Jeff Mertz at 7:08 PM.
(2)Roll Call-The following members were present:JeffY.Mertz,Council member and
Mayor Pro Tem and Council members Nicholas Gruber,Donald Bailey,Jr.,Bill Peard
and Darlene Stanton.Mayor Oberman absent.
(3)Agenda Approval-No changes.Darlene Stanton moved;Nick Gruber second to
approve the agenda as written.Ayes:Stanton,Gruber,Peard,Bailey,Mertz.Nays:
None.Motion carried 5-0.
(4)Motion:Setting July 11,2005 as the date for a public hearing on an ordinance to amend
Chapter 301,Waukee Municipal Code,Zoning Ordinance of the City of Waukee,Iowa,by re-
zoning and changing certain property therein from M-l (Light Industrial District)to R-3
(Rental Multi-Family District),R-2 (One and Two Family Residential district),R-4 (Row
Dwelling and Townhome District)and C-l (Community and Highway Service Commercial
District);and then to PD-l (Planned Development Overlay District)(Williams Pointe II-
Brick Property)Bill Peard moved to set the date for a public hearing on tins topic for July
11,2005.Darlene Stanton second.Roll call:Ayes:Peard,Stanton,Gruber,Bailey,
Mertz.Nays:None.Motion carried 5 -O.
(5)Motion:Setting July 11,2005 as the date for a public hearing on an ordinance to amend
Chapter 301,Waukee Municipal Code,Zoning Ordinance of the City of Waukee,Iowa,by re-
zoning and changing certain property therein from A-I (Agricultural District)to R-2 (One and
Two Family Residential District)(Imnutnuel Lutheran)Darlene Stanton moved to set the
date for a public hearing on this topic for July 11,2005.Bill Peard second.Roll call:
Ayes:Stanton,Peard,Gruber,Bailey,Mertz,Nays:None.Motion carried 5 -O.
(6)Motion:Setting July 11,2005 as the date of a public hearing on an ordinance to amend
Chapter 301,Waukee Municipal Code,Zoning Ordinance of the City of Waukee,Iowa,by
adding Section 30l.18A,"C-IB"Large Scale Commercial District,to provide space for large
retail and professional offices and efficient development of major retail shopping areas with
single structures over 50,000 square feet Bill Peard moved to set the date for a public
hearing on this topic for July 11,2005.Don Bailey,Jr.second.Roll call:Ayes:Peard,
Bailey,Stanton,Gruber,Mertz.Nays:None.Motion carried 5 -O.
(7)Motion:Setting July 11,2005 as the date ofa public hearing on an ordinance to amend
Chapter 301,Waukee Municipal Code,Zoning Ordinance of the City of Waukee,Iowa,by
amending Section 30l.17(C),"C-l"Community and Highway Service Commercial District,
Bulk Regulations,by adding "Subsection 8,Building Area",that reads:"No single building
within this district shall exceed 50,000 square feet.(No configuration of buildings shall be
allowed that are planned or intended to circumvent this requirement.)"Darlene Stanton
moved to set the date for a public hearing on this topic for July 11,2005.Bill Peard
second.Roll call:Ayes:Stanton,Peard,Gruber,Bailey,Mertz.Nays:None.Motion
carried 5 -O.
(8)Motion:Setting July 11,2005 as the date of a public hearing on an ordinance to amend
Chapter 301,Waukee Municipal Code,Zoning Ordinance of the City of Waukee,Iowa,by
amending Section 301.1 8(C),"C-IA"Neighborhood Commercial District,Bulk Regulations,
by adding "Subsection 8,Building Area",that reads:"No single building within this district
shall exceed 50,000 square feet.(No configuration of buildings shall be allowed that are
planned 01'intended to circumvent this requirement.)"Don L.Bailey,Jr.moved to set the
date for a public hearing on this item for July 11,2005.Jeff Mertz second.Roll call:
Ayes:Bailey,Mertz,Stanton,Gruber,Peard.Nays:None.Motion carried 5 -O.
Mayor Pro Tern Jeff Mertz asked for a motion to adjourn.Darlene Stanton moved.Nick
Gruber second.Ayes:All.Nays:None.Motion carried 5-0.
