AN ORDINANCE TO AMEND CHAPTER 300,ZONING ORDINANCE,CITY OF WAUKKK,
IOWA BY AMKNDING THK ZONING FOR CERTAIN PROPERTY FROM A-1 TO R-1
[GRANT WOODS WAUKKK PLAT 1]
BE IT ORDAINED by the Council of the City of Waukee:
Section 1.Section 301.4 of Chapter 301,Waukee Municipal Code,Zoning Ordinance of
the City,adopting the Official Zoning Map,is hereby amended by changing the following real estate
from A-1 (Agricultural District)to R-1 (Single Family Residential District),legally described as
follows:
A PARCEL OF LAND IN THE SW1/4 SE1/4 OF SECTION 35,TOWNSHIP 79 NORTH,RANGE
26 WEST OF THE 5 P.M.,CITY OF WAUKEE,DALLAS COUNTY,IOWA THAT IS MORE
PARTICULARLY DESCRIBED AS FOLLOWS:
BEGINNING AT THE SW CORNER OF INDIGO RIDGE PLAT 2,AN OFFICIAL PLAT
RECORDED IN BOOK 1999,PAGE 14326 AT THE DALLAS COUNTY RECORDER'S OFFICE;
THENCE S89'42'12 "E,685.69 FEET ALONG THE SOUTH LINE OF SAID INDIGO RIDGE PLAT
2 TO THE SE CORNER OF SAID INDIGO RIDGE PLAT 2;SAID SE CORNER ALSO BEING ON
THE WEST LINE OF INDIGO RIDGE PLAT 1,AN OFFICIAL PLAT RECORDED IN BOOK
1999,PAGE 89 AT THE DALLAS COUNTY RECORDER'S OFFICE;THENCE S00'17'04 "W,
698.03 FEET ALONG SAID WEST LINE TO A POINT ON THE SOUTH LINE OF SAID SW1/4
SE1/4;THENCE N89'43'10",685.88 FEET ALONG SAID SOUTH LINE TO A POINT;THENCE
N00'18'01 "E,698.22 FEET ALONG A LINE THAT COINCIDES WITH THE EAST LINE OF
INDIGO RIDGE PLAT 3,AN OFFICIAL PLAT RECORDED IN BOOK 2001,PAGE 9923 AT THE
DALLAS COUNTY RECORDER'S OFFICE TO THE POINT OF BEGINNING AND
CONTAINING 10.99 ACRES.
A PARCEL TO BE KNOWN AS GRANT WOODS WAUKEE PLAT 1.
Section 2.~Re eater.Att ordinances or parts of ordinances in conflict with the provisions
of this ordinance are hereby repealed.
Section 3.Severabilit Clause.If any section,provision or part of this ordinance shall be
adjudged invalid or unconstitutional,such adjudication shall not affect the validity of the ordinance as
a whole or any section,provision,or part thereof not adjudged invalid or unconstitutional.
Section 4.Effective Date.This ordinance shall be in effect upon its final passage,approval
and publication as provided by law.
