RESOLUTION 07-125
APPROVING THE ADDENDUM TO THE LEASE AGREEMENT BETWEEN
DOWNING DEVELOPMENT,LTD.,AND THE CITY OF WAUKEE FOR 4,000
SQ.FT.OF OFFICE SPACE LOCATED AT 125 NE VENTURE DR.,
SUITES H AND I
IN THE NAME AND BY THE AUTHORITY OF THE CITY OF WAUKEE,IOWA
WHEREAS,the City of Waukee,Iowa is a duly organized municipality within Dallas
County;AND,
WHEREAS,on November 1,2004,the Waukee City Council approved a 12-month
Lease Agreement with Downing Development,Ltd.,for space located at 75 NE Venture
Dr.,Suites E,F and G (Resolution #04-250);AND,
WHEREAS,on September 19,2005,the Waukee City Council approved an addendum
to said Lease Agreement for space located at 125 NE Venture Dr.,Suites H and I,
effective on September 14,2005 and ending September 13,2007 unless terminated
sooner (Resolution #05-180);AND,
WHEREAS,City staff recommend approval of a second addendum to said Lease
Agreement for space located at 125 NE Venture Dr.,Suites H and I,effective on
September 14,2007 and ending March 31,2009,for a base rental rate of $15,680.04 per
year in equal monthly installments of $1 ,306.67,with an initial additional rent in the
amount of $593.33 per month for real estate taxes,building insurance and common area
maintenance.
NOW THEREFORE BE IT RESOLVED by the City of Waukee City Council in
session this 9th day of July 2007 that it hereby approves the addendum to the Lease
Agreement between Downing Development,Ltd.,and the City of Waukee for 4,000 sq.
it.of office space located at 125 NE Venture Dr.,Suites H and I.
